L\u2019indice des loyers des activit\u00e9s tertiaires est l\u2019indicateur de r\u00e9f\u00e9rence pour la r\u00e9vision des loyers dans le cadre la <a href=\"https:\/\/www.geolocaux.com\/location\/entrepot\/\">location d\u2019entrep\u00f4t<\/a> et de la <a href=\"https:\/\/www.geolocaux.com\/location\/bureau\/\">location de bureau<\/a>. Mais en quoi est-il diff\u00e9rent de l\u2019ILC (indice des loyers commerciaux)\u2009? Est-il r\u00e9ellement avantageux pour les bailleurs et qu\u2019en est-il des locataires\u2009? D\u00e9couvrez son r\u00f4le, son fonctionnement et son int\u00e9r\u00eat majeur en p\u00e9riode de fluctuations \u00e9conomiques.<\/p>\n<h2><span style=\"color: #abd132;\">Qu\u2019est-ce que l\u2019ILAT (Indice des loyers des activit\u00e9s tertiaires)\u2009?<\/span><\/h2>\n<p>L\u2019indice des loyers des activit\u00e9s tertiaires est un outil utilis\u00e9 pour encadrer la <a href=\"https:\/\/www.geolocaux.com\/blog\/conseils\/bail-commercial-fixation-revision-du-loyer\/\">r\u00e9vision des loyers<\/a> des baux professionnels et \u00e9viter ainsi les hausses abusives. Calcul\u00e9 sur une base trimestrielle, au moyen de donn\u00e9es repr\u00e9sentatives de la conjoncture \u00e9conomique, il est publi\u00e9 de mani\u00e8re officielle, par l\u2019Institut national de la statistique et des \u00e9tudes \u00e9conomiques (Insee).<\/p>\n<h2><span style=\"color: #abd132;\">Pourquoi l\u2019ILAT est-il important pour les activit\u00e9s tertiaires\u2009?<\/span><\/h2>\n<p>L\u2019ILAT est un indicateur fran\u00e7ais dont le r\u00f4le est de garantir une actualisation des loyers juste et coh\u00e9rente avec l\u2019\u00e9volution de l\u2019\u00e9conomie r\u00e9elle, dans le cadre des baux professionnels du secteur tertiaire. Il est donc primordial pour ma\u00eetriser la hausse des prix de la location immobili\u00e8re de bureaux et d\u2019entrep\u00f4ts logistiques \u00e0 usage de service. L\u2019indice des loyers des activit\u00e9s tertiaires est essentiel pour assurer la r\u00e9gulation des co\u00fbts locatifs du secteur, \u00e0 l\u2019occasion de la modification des contrats liant bailleurs et preneurs.<\/p>\n<h2><span style=\"color: #abd132;\">Quels sont les secteurs concern\u00e9s par l\u2019ILAT\u2009?<\/span><\/h2>\n<p>Comme son nom l\u2019indique, l\u2019ILAT s\u2019adresse \u00e0 la r\u00e9vision des loyers des biens immobiliers destin\u00e9s aux activit\u00e9s tertiaires. Sont donc concern\u00e9es les professions lib\u00e9rales (m\u00e9decins, architectes\u2026), ainsi que les bureaux, les services aux entreprises et les locaux professionnels employ\u00e9s pour des activit\u00e9s autres que commerciales, industrielles ou artisanales, tels que les entrep\u00f4ts logistiques. Depuis la mise en \u0153uvre de la loi Pinel en 2014, l\u2019usage de cet indice est obligatoire pour les baux professionnels non commerciaux, qu\u2019ils soient renouvel\u00e9s ou sign\u00e9s apr\u00e8s cette date, incluant une clause d\u2019indexation au contrat.<\/p>\n<h2><span style=\"color: #abd132;\">Comment est calcul\u00e9 l\u2019ILAT\u2009?<\/span><\/h2>\n<p>L\u2019indice ILAT se compose de trois \u00e9l\u00e9ments de calcul \u00e9tablis par l\u2019Insee, garantissant une repr\u00e9sentation juste de la conjoncture \u00e9conomique. L\u2019indice des prix \u00e0 la consommation (IPC) apporte une donn\u00e9e sur l\u2019\u00e9volution de l\u2019inflation g\u00e9n\u00e9rale, par une \u00e9tude des prix des biens et services consomm\u00e9s par les m\u00e9nages fran\u00e7ais. L\u2019indice du co\u00fbt de la construction (ICC) mesure les mouvements des prix des travaux de construction sur le territoire national. Enfin, le produit int\u00e9rieur brut (PIB) des services marchands \u00e9value la croissance \u00e9conomique sp\u00e9cifique au secteur tertiaire et \u00e0 ses performances. L\u2019IPC est valoris\u00e9 \u00e0 hauteur de 50 %, l\u2019ICC et le PIB \u00e0 25 % chacun.<\/p>\n<h2><span style=\"color: #abd132;\">Indice des loyers des activit\u00e9s tertiaires<\/span><\/h2>\n<p style=\"text-align: left;\">L\u2019Institut national de la statistique et des \u00e9tudes \u00e9conomiques est charg\u00e9 par l\u2019\u00c9tat de la mise \u00e0 jour et de la publication officielle et r\u00e9guli\u00e8re de l\u2019ILAT. Chaque trimestre, l\u2019Insee proc\u00e8de au recalcul de la valeur de l\u2019indice, en s\u2019appuyant sur des donn\u00e9es refl\u00e9tant les fluctuations \u00e9conomiques. Cet ajustement et sa transparence sont d\u00e9terminants pour maintenir un \u00e9quilibre entre int\u00e9r\u00eats des propri\u00e9taires bailleurs et des locataires, lors de la r\u00e9vision des
