Mais quel est son r\u00f4le pour contr\u00f4ler l\u2019\u00e9volution des prix pour la\u2009<a href=\"https:\/\/www.geolocaux.com\/location\/local-commercial\/\">location d\u2019un local commercial<\/a> ou la <a href=\"https:\/\/www.geolocaux.com\/location\/entrepot\/\">location de local d\u2019activit\u00e9<\/a> ? Comment est-il d\u00e9fini et quel est son cadre d\u2019application\u2009? Explications et d\u00e9cryptage dans cet article.<\/p>\n<h2><span style=\"color: #abd132;\">Qu\u2019est-ce que l\u2019indice des loyers commerciaux (ILC)\u2009?<\/span><\/h2>\n<p>Cr\u00e9\u00e9 en 2008, l\u2019ILC a \u00e9t\u00e9 instaur\u00e9 par la loi de modernisation de l\u2019\u00e9conomie (n\u00b0 2008-776 du 4 ao\u00fbt 2008), comme indice de r\u00e9f\u00e9rence de <a href=\"https:\/\/www.geolocaux.com\/blog\/conseils\/bail-commercial-fixation-revision-du-loyer\/\">r\u00e9vision des loyers<\/a> des baux commerciaux classiques. Ainsi, pour en augmenter les montants, les bailleurs sont tenus de s\u2019y soumettre. Il est par cons\u00e9quent un outil indispensable, permettant de garantir un contr\u00f4le de la hausse des loyers, dans le cadre de la location de biens immobiliers professionnels.<\/p>\n<h2><span style=\"color: #abd132;\">Quels sont les secteurs concern\u00e9s par l\u2019ILC\u2009?<\/span><\/h2>\n<p>L\u2019indice des loyers commerciaux s\u2019applique aux preneurs de locaux professionnels accueillant des activit\u00e9s commerciales et artisanales, immatricul\u00e9es au registre national des entreprises (RNE). En sont donc \u00e9cart\u00e9es les activit\u00e9s industrielles, ainsi que celles exerc\u00e9es dans des plateformes logistiques (entrep\u00f4ts\u2026) et dans des immeubles \u00e0 usage exclusif de bureaux. Les locaux r\u00e9sidentiels ne sont, bien entendu, pas concern\u00e9s par l\u2019ILC.<\/p>\n<h2><span style=\"color: #abd132;\">Comment est calcul\u00e9 l\u2019indice des loyers commerciaux\u2009?<\/span><\/h2>\n<p>L\u2019ILC est calcul\u00e9 trimestriellement. C\u2019est l\u2019Insee (Institut national de la statistique et des \u00e9tudes \u00e9conomiques) qui proc\u00e8de \u00e0 sa r\u00e9vision et \u00e0 sa publication. Il int\u00e8gre trois donn\u00e9es \u00e0 sa formule : l\u2019indice des prix \u00e0 la consommation (IPC), l\u2019indice du co\u00fbt de la construction (ICC) et l\u2019\u00e9volution du chiffre d\u2019affaires du commerce de d\u00e9tail. L\u2019IPC est repr\u00e9sentatif de la consommation des m\u00e9nages fran\u00e7ais (hors tabac et hors loyers) et mesure la moyenne relative du prix des produits qu\u2019ils ach\u00e8tent. L\u2019ICC compare le prix de revient d\u2019une construction r\u00e9elle \u00e0 une fictive similaire sur une p\u00e9riode donn\u00e9e. Enfin, l\u2019\u00e9volution du CA refl\u00e8te la sant\u00e9 \u00e9conomique du commerce en se basant sur les d\u00e9clarations fiscales des entreprises.<\/p>\n<h2><span style=\"color: #abd132;\">Valeurs de l\u2019indice des loyers commerciaux<\/span><\/h2>\n<p>Depuis le 1er trimestre 2008, l\u2019Insee publie l\u2019ILC r\u00e9vis\u00e9 quatre fois par an. Les publications des nouvelles valeurs suivent un calendrier pr\u00e9cis et s\u2019op\u00e8rent aux mois de mars, juin, septembre et d\u00e9cembre.<\/p>\n<table style=\"height: 2307px;\"
